i don’t know if this is a light beam or not!
this property could has potential huge payoffs
(if i fix up this house, it will be worth A LOT more, it could be an ideal situation, i love how the house feels, once renovated it would offer flexibility of how i could generate income to subsidize my income, it could be my retirement plan).
it’s a risk. with potential problems
(100 old house with 100 year old house problems and more, i would need to build an illegal suite – that is common in vancovuer- , i could get called in by a neighbour and have problems with the city, not sure what my income is, not sure when i can get renters in to help with the mortgage)
i made a low final offer, considering the repairs i discovered after the inspection on monday. today is the day to remove subjects.
if i don’t get it, i’ll always be thankful to that house, because needing to prepare to buy it quickly meant that DW actually buckled down and signed the separation agreement. 🙂
send your positive thoughts for the best outcome for me and caden, whatever that is..!

June 19, 2013 at 12:15 pm #96130lisakParticipanthmm… i think i’m in a moderately deep depression. the thing i’m most concerned about is that i’m still not sleeping well. not eating well. i wish i used better coping mechanisms. ones that made me feel better afterward instead of worse. i’m going to try to start turning that around. exercise to release stress instead…
i’ve been running on adrenaline since i got back from brazil. pushing, pushing. all the while trying to make sure he doesn’t know i’m pushing. manipulating things to get me and caden out safely. it’s working, but that and the uncertainty about my work is taking a toll. i really need a job.
i do have a new work situation that will be great in a couple of years. right now it is weirdly similar to dealing with DW, i’m taking over as the artistic director for an ensemble here, and in the next year, i’ll be sharing with the present AD. it’s an awesome position artistically, but uncertain financially (haha of course, it’s in the arts…). i think in a few years i can turn it around so that the finances are going better for the ensemble. steep learning curve though. i’m confident about the artistic and directing side, but i don’t know about running a non profit organization, and board meetings and that kind of stuff..
but i’ll need to deal with the current AD’s personality, he will need gentle treatment cuz he’s been involved in this ensemble for the last 35 years, is a control freak and doesn’t want to let go. so just like DW i’ll need to tread carefully with him. so stress all around right now, unfortunately.

I don’t know if I would have the energy for exercise with all that going on. You are doing so much thinking and planning. And it all sounds stressful. It is very exciting about the house but I understand your concerns. I recently stayed at a magnificent guesthouse on the coast here in South Africa. It was set up like a B and B…they provide rooms and breakfast and the run of the house -livingroom ect. Obviously, they had a separate area for themselves in another part of the house but probably only a bedroom area, because they had a private party that night and they used the main livingroom area. Vancouver is a pretty popular city to visit and has a lot of Asian students as well. Could you put in an illegal suite and use it yourself while renting out the greater part of the house…perhaps just in the main tourist months? Any chance that would generate enough income to to cover you for the rest of the year? Or could you rent rooms to students and live in the suite yourself? I understand what you are saying about the illegal suite, BUT it isn’t illegal if you use it yourself AND I think you can rent the rest of your house whatever way you want to, right? Just trying to think of ways around the issues that concern you and for that matter- why cann’t you put in a legal suite?

i plan to get two home stay students upstairs in the extra bedrooms (in this house or the house i end up buying) while i’m building the suite. once the suite is finished i’ll probably rent it, just to have stable dependable income.
i can’t build a legal suite because the ceiling height is too low. and i can’t dig down because it’s a stone foundation..
i’ll make the suite a two bedroom, with one bedroom that with two locking doors so that it can either be part of upstairs or the suite. i could rent that to another home stay student or use it myself.
if i can’t get home stay students, or until i’m waiting for them, i’ll rent to rooms to air bnb.
if i get in trouble with paying the rent, caden and i can move in the basement and rent out the whole house. or we can move out altogether to a two bedroom or laneway house somewhere and rent it all out. i’m going to apply to co ops so that renting there for cheap is also an alternative.
i’ll use the house to teach music lessons and classes in. i’ll be able to write off a portion of the mortgage, utilities and household expenses.
it really would have a lot of options. but it will only work if the owner will accept my lower price (or slightly more). any higher, and it’s too much of a risk, i wouldn’t have a cushion for those months of instable income.

Not sure how they did it, but stone foundations are common there in the Victorians. Of course, maybe it costs a small fortune to do it. Money…the great deterrent to so many plans….

I hate to put it this way, but it’s true. You have had some world class training in dealing with difficult control freaks, so AD won’t know what hit him. You’ll be GREAT!
Re the suite, if you can’t dig down, can you go up? Or out, like a sunroom portion (in Vancouver, I don’t know, I’m a Southern girl and that sounds cold to me) to get some percentage of the space at the ceiling height you need? That’s probably more expense than you want, but if it makes it all legal you can relax about that.
